NEW TO OBS/STREAMING/RECORDING - LAGGY RECORDING PLAYBACK

Hello all,
I am quite new to the world of streaming and recording. I rely heavily upon the internet and youtube to resolve issues I encounter, however, I cannot for the life of me figure out why when I RECORD gameplay, the video playback is choppy/laggy to the point where is it unwatchable.

I'd appreciate any and all help: please just tell me what settings I should apply to OBS to stop this from happening.

Here are my computer specs:
OS: Windows 10 PRo 64-bit
System: Gigabyte Technology Co., Ltd.
System model: Z270-Gaming 3
Processor: Intel(R) Core(TM) i7-6700K CPU @ 4.00 GHz (8CPUs), ~4.0GHz
Memory: 16GB RAM
Graphics Card: AMD Radeon RX 570 series

1. If you're gaming on your Acer monitor, set the refresh rate to 60 Hz. Also set your game FPS to 60 and OBS FPS to 30 (some point after #2).
2. Run OBS as admin. Right click on shortcut, properties, advanced, check box, ok, apply, ok.
3. Record to FLV or MKV. If you record to MP4 or MOV and the recording is interrupted, the file will be corrupted and unrecoverable.

If you require MP4 files for some other purpose like editing, remux them afterwards by selecting File > Remux Recordings in the main OBS Studio window or enable Auto remux in the Advanced settings.
4. Display Capture is last resort. Build your scene with Game/Window/Video Device Capture etc. sources. Avoid using Display Capture.
5. Try lowering the Quality Preset.
6. Try x264 with Rate Con. CRF, CRF 23, Keyframe 2, CPU veryfast, Profile high.
