Question / Help OBS Screen is White / Teamviewer

Hello -
I am trying to use window capture to load a screen in OBS. The screen is white. no matter what I do.

Fun fact - I am using team viewer to get into this computer, and have yet to attempt this in person.

Does that have ANYTHING to do with it? If so, anything i can do to correct it?
Also - when I add the window capture - how come I do not have the option to select area of the window to use? (i watched some youtube videos - and it seems it was in an older version that was available? not seeing it in newest)

Total newbie here... apologies in advance :/
 
UPDATE:

the one where the screen is white - is when I am remoted in via Team Viewer... the one where the team is black... is IN PERSON (i had someone from facility take a pic and send)

Unfortunately, it's not possible to capture some applications with window capture. Usually applications that use some kind of hardware acceleration to draw their stuff. For example Chrome is such an application, and current Microsoft Office applications too, and Windows 10 store apps. Use display capture to capture these. Some desktop apps have settings to disable hardware acceleration, but not all. Opened menus are not shown as well for many apps, so window capture has somewhat limited use.
 
I am trying to window capture EZ VIEW (which is a camera application for our security system/camera system in house) - I KNOW other people use it via OBS window capture

I cant make it work with ANY application

Use display capture and crop the borders, so you only record the application area. As long as you don't move the application or resize it, this is as good as window capture.
True window capture may perhaps be possible with aero disabled, but disabling aero is only possible with Windows 7.
