Question / Help OBS Lags the game I am playing W/O recording or streaming

OBS is lagging my game without recording or streaming. This typically happens mostly in the game Rust. It maintains over 100 FPS before and after opening OBS, but it almost loses a quality or gains an input lag once I open the OBS app. I have checked that my settings in OBS are normal, everything seems ok. I have a good enough computer for sure to run both programs. Here is my specs and my OBS log posted.

Computer:
I7 4790k OC 4.0GHz (stable)
MSI 980 ti
32 Gigs of DDR3 RAM

Monitors:
Primary - Dell 2K 27" 144hz refresh
Secondary - BenQ 27" 1080p

1) Update to the latest version of OBS manually;
2) Run OBS as administrator;
3) Disable GameDVR in your Windows 10 settings, under "Gaming" category;
4) Set primary monitor's refresh rate to 120Hz.
