4 second delay with game audio

I am using OBS link to capture gameplay from xbox thru HD60S and there is a 4 second audio delay from the game making it impossible to play with real time audio. i do live freestyles with studio quality vocals from Logic Pro but i can't figure out how to make the game audio sync up so i can hear the game and hear my vocals. the only solution i can think of would be to plug 3.5mm earbuds into my xbox controller and put those earbuds under my monitoring headphones but i feel like there must be another way i can have all the audio synced up and running thru the same headphones
